Lockerbie Old School are seeking an experienced and motivated Operations professional with significant previous experience managing services and teams, ideally within a community or charity setting, to lead the day-to-day running of our Community and Business Hub at an exciting stage of the Lockerbie Old School project.
This is a hands-on leadership role with responsibility for delivering a vibrant, sustainable, safe and well-managed hub that serves the needs of the local community and supports businesses of all sizes. The ability to deliver against KPIs and lead a high-performing team are essential.
You will provide strong operational and people management, ensuring the Hub runs efficiently, staff feel valued, services are delivered to a high standard, and the organisation becomes sustainable.

Responsible for: All Hub Staff and Volunteers
Hours: Full time: 35 hours/ per week
The working hours will need to be flexible as part of a rota to cover operational requirements between the hours of 8am and 9pm Monday – Saturday.
Contract type: Fixed term contract 10 months linked to funding
Location: Site based at Lockerbie Old School, DG11 2AP
Salary: £31,000 per annum (pro rata to term of contract) / £17ph

Core Purpose
To manage the day-to-day operations of the hub, support staff, and ensure the smooth and safe running of services in line with the ethos and values of the Lockerbie Old School.
Key Responsibilities:
People Management
Full line management responsibility for all Hub staff, including recruitment, induction, supervision, absence and performance management, following our policies and the relevant employment legislation.
Foster a positive and inclusive workplace, promoting staff wellbeing, professional development, and high performance.
Lead and motivate the team through building supportive working relationships, effective communication and setting clear expectations.
Put in place a rota and manage the rota efficiently and in line with operational requirements, ensuring the health and safety of both the staff team and other building users.
Manage volunteer coordination where applicable, ensuring volunteers are supported and effectively deployed.
Business Planning and Performance
Support the delivery of the business plan. Monitoring progress, highlighting emerging risks and taking action to proactively address these.
Monitor and report on the established key performance indicators, identifying areas for improvement and taking proactive corrective action as required.
Prepare regular operational reports for funders and the Board, providing clear and accurate data on the Hub performance.
Working closely with the Board, contribute to strategic planning, funding applications, and long-term sustainability of the Hub.
Act as the lead on developing the incubator in line with business funding outcomes and outputs.
Facilities and Bookings Management
Oversee the management of the building and facilities, supporting long term tenants and ensuring spaces are fit for purpose, well-maintained, safe, and presented to a high standard.
Manage room bookings and scheduling effectively to maximise the utilisation and generate sustainable revenue.
Policies, Procedures, and Compliance
Ensure all Hub policies and procedures are maintained up to date, compliant with relevant legislation, and followed by the team.
Lead on the development and review of operational policies including taking responsibility for Health and Safety and Data Protection, and others as required.
Ensure all staff and volunteers are aware of and adhere to relevant policies and procedures and appropriately trained.
Act as the lead point of contact for health and safety, carrying out regular risk assessments and ensuring a safe environment for all users, staff, and visitors.
Financial Sustainability
Take an active role in ensuring the long-term financial sustainability of the Hub, contributing to income generation, cost management, and financial planning.
Manage the operational budgets effectively.
Build and maintain strong relationships with tenants, partners, funders, local businesses, and community stakeholders to support the Hub’s sustainability.
Skills and Experience Required:
Essential
Significant previous experience in an operations management, or similar leadership role, ideally within a community or charity setting.
Strong people management skills with demonstrable experience of line managing a high-performing team and an understanding of the key employment legislation.
Excellent organisational skills with the ability to work independently and manage competing priorities effectively.
Professional approach and proven ability to deliver against KPIs.
Previous experience of managing facilities, bookings systems, or similar operational functions.
Sound understanding of health and safety and compliance requirements.
Experience of developing or implementing policies and procedures.
Strong communication and interpersonal skills, with the ability to engage confidently with a wide range of stakeholders and lead partnerships.
Solid understanding of finance and previous experience managing budgets successfully.
A proactive, solution focused approach with a commitment to continuous improvement.
Proficient ICT skills and confident user of Microsoft programmes
Desirable
A degree (or equivalent qualification) in business management, community development, or a relevant related field would be beneficial, or equivalent professional experience.
Experience working in a community, charitable, or social enterprise setting.
Knowledge of income generation and fundraising.
Experience using Xero accounting software.
Additional Details

Monthly evening board meetings required (included in work hours).
Induction and ongoing support provided by the PDM and Board.
3-month probation period applies.
